At Benjamin Realty, we understand that applying for a mortgage can be a confusing and an overwhelming experience. Assess Your Eligibility
As your mortgage professional, I can review your credit profile and outline various financing options that best suit your needs.
Complete the Application
From here you will fill out your application and will be required to provide as much information as possible from the start so that the process is smooth and efficient.
Prepare Documentation
In this step, I will require many documents from you. Documents such as T4’s, Pay Stubs, Tax Returns, Bank Statements and any other employment history that you may have.
Property Appraisal
Partnering with professional appraisers and management companies will ensure us a smooth and seamless process, avoiding a lengthy step. If you are getting a High Ratio Insured Mortgage and an appraisal is required the cost of it is covered by the insurer, if you are getting a conventional mortgage without the High Ratio Mortgage Insurance the cost of the appraisal is your responsibility.
The Approval!!!
The most exciting part… receiving your approval. Once the lender has approved your application, I will prepare your package and invite you to review and sign off. If there are any conditions that require special attention, we will work swiftly to fulfill them and move the application along.
After you have signed the commitment and fulfilled all of the conditions, we will work closely with the lender, realtor and your lawyer to begin the closing process. We work alongside your lawyer to ensure everything proceeds on schedule and your closing is smooth and efficient.
